In our local SA market, we are experiencing multiple offer situations in numbers I've never seen before in my 37+years of experience with real estate. Especially with any price point below $300k but even in the high luxury end which for San Antonio is $400k and above. With that said it is still all about price, condition and location. I tell my agents you can't change location but the other 2 factors can normally be dealt with. The savvy buyer has become even more astute in realizing value when it's there. For example, a foreclosure in a guard gated community like Summerglen, is priced below market due to "condition" (in need of major repairs), yet folks see the potential of value once repairs are done and realized they will not lose in the situation. Moral of the story, know when to bring your "best" offer.
