I read an article reminding me of an incident wherein I recall having a listing that was "priced according to the market" BUT during the time period the market fell.  It seemed like overnight by 20k.  We were listed at $169,500 and I had to encourage them to lower it to $149,500 and showed them all the numbers and discussed thoroughly what had happened to the market.  They decided to take it off the market claiming they planned to lease it.  Within a week, they re-listed with another firm BUT at the $149,500 amount that I had recommended and of course it sold fairly quick.  I then received a letter of apology stating I was right....although I appreciated the letter, i would rather have been paid!  lol.  Unfortunately, real estate agents can't control the real estate cycle.
